Technical management of Karlák Office and Karlák Shopping

The Karlák Office administrative building and Karlák Shopping commercial center, formerly known as Charles Square Centre, are located in the heart of Prague, directly above the Karlovo náměstí metro station. Built in 2002, the building has 12 floors and a total area of 26,000 m², including 3 floors of parking. The 1st and 2nd floors house retail and service outlets, including a restaurant, supermarket, drugstore, post office, and 24/7 fitness center, while the upper floors are occupied by office space. The open-plan atrium provides space for tenants and visitors alike.

We became involved in the management of the building on March 1, 2025, when our goal was to ensure smooth operation, safety, and comfort for all users. We took over the management of the property in cooperation with the KGAL Investment Management and Savills property management, which represents the building owner.

Operational support
and technical equipment management

The Arridere team consists of experienced technicians led by a facility manager with many years of experience. The building is equipped with modern technologies that ensure reliable and comfortable operation of the facility. Our task is to:

  • maintain the building in good technical condition,
  • prevent operational problems,
  • respond to normal and emergency situations,
  • ensure the safety and comfort of tenants and visitors.

Taking over management during
an ongoing investment project

The takeover of building management took place during extensive renovations involving investments worth tens of millions of crowns. Our team had to adapt quickly and learn "on the fly" to ensure continuity of operation and technical reliability of the building. During the takeover of management and control of the investment project, we focused primarily on:

  • familiarization with newly installed systems and changes in documentation,
  • alignment of new energy supplies and metering with existing technologies,
  • supervising suppliers and ensuring that work was carried out according to specifications,
  • solving practical operational problems (start of the winter season, tenant satisfaction).

 

Working with the Arridere team has enabled us to manage the technical administration of the building during ongoing investment modifications. We appreciate their proactive approach, diligence in coordinating suppliers, and ability to quickly resolve operational situations, ensuring that the building is always safe and fully functional.

Renters and visitors
must come first

When we first entered Karlák, the building was like a living organism. Full of new systems, changed documentation, and ongoing modifications. Our contractors had already been selected by the previous management, and their work was in full swing. Every day, we had to find out what had been assigned, what had changed, and how to reconcile this with what was already working. It was like putting together a puzzle whose pieces were constantly changing, with our goal being to ensure that tenants and visitors did not experience any operational inconvenience.

The key was the cooperation between the investor,
suppliers, and technical management

Cooperation with suppliers  and the coordination of investment and operational activities were key. For example, as the winter season approached, it was necessary to turn on the heating in the reception area and at the same time resolve complaints about the cold. The building's lighting and outdoor lighting, including colors and intensity, are now adjusted using applications. Every successful day was the result of careful coordination and consultation with suppliers with a common goal: to keep the building's operations under control.
