Takeover of CPI Property Group contracts in the centre of Prague
In spring 2025, we took over the management of a large office building and three historic buildings in the centre of Prague owned by CPI Property Group. The buildings serve as administrative headquarters and also house a large number of businesses. Thousands of people pass through them every day. Our task is to provide comprehensive technical maintenance of the buildings. Taking over such a contract has its specifics and is key to smooth future operation.

We took over the care of these four buildings at the beginning of March 2025. Each of them has its own maintenance staff. Their work and communication with the client, suppliers and tenants is ensured by a responsible facility manager. In addition to administrative premises, these locations also house a large number of specific operations such as restaurants, a veterinary clinic, a hairdresser's, refreshment facilities, canteens, gyms, paediatrics and a games centre. Each of these operations has its own specifics and operational requirements. Specifically, these are the following locations:

The process of taking over building management
only begins with the signing of the protocol
We took over the contract from the original supplier approximately 2.5 months ago. Under our management, the location now also has a facility manager, who is responsible for organisational matters and tenant care. The signing of the handover protocols marked the beginning of the entire process of taking over technical management. During the first few months, we focused on the following priorities:
- Ensuring operational maintenance
- Mapping the actual state
- Identifying imminent emergency events
- Getting to know tenants and contractors
- Cooperating on ongoing construction projects
- Addressing tenants' operational requirements

We have completed our first months of operation, during which the biggest challenge has been to smoothly complete the takeover process and coordinate everything with operations and ongoing construction and innovation projects, which also require our cooperation. Not only is functioning technology important to us, but also satisfied tenants. As part of the takeover, we are therefore also devoting time to establishing relationships with all tenants and addressing their requirements.

Taking over such a large contract is like jumping onto a fast-moving train. Operations do not stop. Another new thing for us was getting used to a different CAFM and HelpDesk than our internal one, namely Revisio. We appreciate the trust that the operator has placed in us.

Modern administrative and operational buildings rely on smart technologies that ordinary tenants often do not even notice. Comfort and safety are ensured by automated lighting, heating, security and fire systems, air conditioning and ventilation, as well as water purifiers and waste grease collection equipment. Everything runs quietly in the background, ensuring the efficient and sustainable operation of the building.

Proper management of priorities and a balance between standard maintenance and inspections, basic record-keeping, administration, emergency response and everyday user needs are key to successful cooperation. Critical agendas and day-to-day operations must run smoothly, and tenants must have everything they need for their operations.
